Now is a great time to refinance. We are paying down our mortgage by about 200k to fit into the high balance conforming category. We are getting a 5.0%, fixed-30, no points loan vs. our current 6% loan. The monthly payment is about $2,000 lower.
we're looking to refi as well, and are seeing rates somewhat lower. we are now at 5.25, and thinking of going for a fixed 30, consider fixed 15 if there's at least 30-35 basis points difference. Have you heard any problems with the online only mortgage providers (AIM, for example)?
