Refinance Now

Now is a great time to refinance. We are paying down our mortgage by about 200k to fit into the high balance conforming category. We are getting a 5.0%, fixed-30, no points loan vs. our current 6% loan. The monthly payment is about $2,000 lower.

  1. we're looking to refi as well, and are seeing rates somewhat lower. we are now at 5.25, and thinking of going for a fixed 30, consider fixed 15 if there's at least 30-35 basis points difference.
    Have you heard any problems with the online only mortgage providers (AIM, for example)?

  3. What is the limit for the "high balance conforming category" nowadays?

  4. the liming for high balance conforming is 729,750. the limit for normal conforming is 417,000.
    Current rates (Week of May 4, 2009):
    Conforming Loans < $417,000
    30 Year Fixed 4.75%, 1 Points
    15 Year Fixed 4.5%, 1 Points

    High Balance Conforming Loans >$417,000 - $729,750
    30 Year Fixed 5.25%, 1 Points
    15 Year Fixed 5.0%, 1 Points

    Jumbo Loans > $729,750 +
    30 Year Fixed 6.75%, 1 Points
    Shop around, you may be able to beat these rates. BTW I don't see how these rates can get much better!
